Waterfront

While there are a few hundred oceanfront and riverfront homes, there are over one thousand canal homes throughout Satellite Beach.  A canal front home offers water views and Indian River Lagoon access while also being offered at lower price premiums than their direct riverfront counterparts.  Homes and lots vary in size depending on the neighborhood.  There are dozens of quiet streets and neighborhoods in all areas of Satellite Beach with waterfront homes available.

Tortoise Island

A beautiful, private, gated neighborhood with 24/7/365 security guard, Tortoise Island is located on the North end of Satellite Beach.  The beautiful homes in this neighborhood average around 3,000 square feet and most are either on the Indian River Lagoon or a canal leading out to the lagoon.  Amenities include a beautiful clubhouse, community pool and several tennis courts.

Lansing Island

A majority of Lansing Island lies within Indian Harbour Beach, however there are about 60 homes on the Northern end of the island that are considered part of Satellite Beach.  Lansing Island is the epitome of luxury real estate throughout all the beachside communities.  Stunning homes, immaculate landscaping and gorgeous views are one way to describe the neighborhood.  Homes on Lansing Island average 5,500 square feet and are built on oversized lots averaging nearly an acre in size.

Montecito

Montecito is the newest neighborhood in Satellite Beach as new construction continues today.  A subdivision of homes and townhouses many of which are lakefront, range in size from 1,700 to 4,000 square feet (single family homes) or 1,120 to 2,250 square feet (townhouses).  The Montecito subdivision is gated and boasts a community pool, beautiful clubhouse with exercise room and tennis courts.

The Fountains / Satellite Beach Isles / Emerald Isles

All small neighborhoods of less than 100 homes each The Fountains, Satellite Beach Isles and Emerald Isles all offer Indian River Lagoon access and beautiful views of Lansing Island or Samson Island Nature Park just across the Grand Canal.  Most of the homes are canal front, are on about 1/4 acre lots and vary in size from 1,500 to 5,600 square feet.
